Terms of Service
This is the agreement between you and us. It covers what this service does, what a verification badge means — and the narrower question of what it does not mean — what things cost, and what happens when something goes wrong. Using the site means you accept it.
1.Who you are agreeing with
The business trading as The Propertician (“we”, “us”) operates this site.
You must be 18 or over. If you are using this on behalf of a company, you are confirming you are allowed to bind it.
How we handle personal data is in the Privacy Policy, which forms part of this agreement.
2.What this service is
A place to advertise property and to have it checked. Sellers list property, buyers and tenants find it and enquire, and we check some of what is advertised. Verified lawyers also offer paid consultations here. Two more marketplaces, for construction work and home services, are coming soon and are not open yet.
We are an intermediary: we publish what sellers tell us, and we check some of it. We are not a party to any sale, lease or works contract agreed here. We do not own the property advertised. We are not a real estate agent, and we are not registered as one under RERA. We do not act for a buyer or a seller in any deal, we take no commission on any sale or lease, and money for a property does not pass through us. The contract is between you and the other person.
Lawyers. Any lawyer may apply to list a profile. Before a profile is shown to anybody, our team checks three things: a phone number proved with a one-time code, the lawyer’s identity through DigiLocker, and their enrolment certificate and any other papers we ask for. That tells you who the lawyer is and that they are enrolled. It does not tell you their advice is right. The advice in a consultation is the lawyer’s own, given by them to you. It is not ours, and we do not check it.
3.Your account
You sign in with a one-time code sent to your phone or your email, with your email address and a password, or with your Google account. Keep control of whichever you use: somebody who can receive your codes can reach your account.
One account belongs to one person. Roles that carry authority over the platform — our operators, field agents and our own lawyers — are granted by us and are not something an account can give itself. A lawyer who lists a profile here is not one of our staff, and our staff cannot list a profile as a lawyer.
If you tell us you are a builder or a channel partner, that answer is final. A builder’s or channel partner’s people list for their company, and can never list or describe themselves as an individual owner.
Tell us at once if you think somebody else has your account. We may suspend an account while we look into it.
4.Listing a property
What you publish must be true, must be about a property you are entitled to advertise, and must be yours to publish — including the photographs.
- Three per property
- A single physical property carries at most three live listings, so an owner and two channel partners can each advertise it and a fourth cannot. This is checked before a draft is created.
- The price, always
- Once a listing is past a draft it always shows its price: the sale price, the rent or the lease amount. There is no “price on request”. You can change the price, but you cannot remove it.
- Where it is
- You place the property on a map and give its address, pincode and city. The Privacy Policy says what is sent to Google Maps to help you fill these in.
- Thirty days
- A published listing stays live for thirty days, and then you renew it. A listing that has expired is not deleted.
- We may take it down
- If it is inaccurate, duplicated, not yours to advertise, or unlawful. Where we do, we tell you why. A listing also comes off the site if a lawyer’s opinion on its title is adverse, until our team has reviewed it.
- You keep your rights
- Your photographs and words stay yours. You give us permission to show them on this site and in material promoting it, and that permission ends when the listing does — except for copies kept in records we cannot alter (clause 7 of the Privacy Policy).
5.What a verification badge means — and what it does not
This is the most important clause here, because verification is the reason this site exists and the temptation to read more into a badge than it says is real.
A badge is a record that a specific check was done, on a specific date:
- Contact
- The phone number of the person advertising is theirs and works: we sent a one-time code to it and it was typed back.
- Identity
- The identity of the person advertising was checked — through DigiLocker, or by our team reading a government identity document — and belongs to them: not to a company, and not to whoever answered the phone.
- Ownership documents
- A paper that shows who holds the property — such as a sale deed, a khata or e-Khata, a gift deed or a will — was read and accepted by our team. When a broker is advertising, the owner’s authorisation was seen as well. Buyers see that the paper was checked, never the paper itself.
- Legal opinion
- A lawyer read the title papers and wrote a formal opinion on them. If the opinion is adverse, the badge goes and the listing comes off the site until our team has reviewed it.
- Site visit
- One of our own field agents went to the property, photographed it and filed a report. Their visit cannot start unless the location their phone reports is close to the property’s pin. Not the seller. Not a franchisee.
None of that is a warranty. We do not guarantee that the seller owns the property, that the title is clear or marketable, that the property is free of encumbrances, that any approval or registration is valid, or that a transaction will complete. A check tells you what was true of a document or a place on the day it was looked at, by a person who can be named. It is evidence, and evidence is what you take to your own advocate — not a substitute for them.
A legal opinion is the opinion of the lawyer who wrote it, given on the papers they were shown. It is not our opinion and it is not advice to you.
The score on a listing is computed from which of those checks have been done. It measures how much has been established, never how good a property is or what it is worth. A listing we have not begun to check has no score at all, which is different from a score of zero: it means nobody has looked yet.
6.RERA
A listing page is an advertisement. Where a property is part of a project that must be registered under the Real Estate (Regulation and Development) Act, 2016, section 3(1) forbids advertising it unregistered, and section 11(2) requires the registration number and the Authority’s website address to appear in the advertisement.
That obligation is the promoter’s, and so is the number. We show a registration number, with the Authority’s website, only from a registration our team has checked and verified. If a registration we show lapses, is revoked or is no longer verified, we stop showing it, and we may take the listing down.
Most listings here are not promoters at all. An owner reselling a finished home is not a promoter under section 2(zk) and owes no registration, and their listing says so rather than leaving a blank beside a RERA label.
7.What things cost
Each paid service shows its price before you pay. Our team sets every price. You pay at the moment you ask, by card or UPI, through our payment provider Razorpay. There is no wallet and no balance to top up.
- Seeing a seller’s number
- A buyer may pay a one-time fee to reveal the number behind a listing. What it costs you is shown before you pay.
- Seeing a buyer’s contact
- A seller may pay a one-time fee to see the name and contact (phone number or email) of somebody who enquired about their listing or revealed its number. What it costs is shown before you pay.
- Your first reveal
- Our team may make an account’s first reveal of either kind free. When yours is, the screen says so before you confirm.
- A legal check
- Optional. A seller pays a fee, shown before paying, for one of our lawyers to read the title papers of their listing. If we decline it, the fee is refunded in full.
- A 360° tour
- A seller may pay for us to come and shoot a 360° tour of their listing, where our team has priced it. The price is shown before you pay. If we cannot do it, the fee is refunded in full.
- A consultation with a lawyer
- Anyone signed in may book a consultation with a verified lawyer. The price depends on the legal service you choose, is shown before you pay, and is paid when you book. Clause 8 says when it comes back.
- Receiving an enquiry
- Free, always. Somebody enquiring about your listing costs you nothing, and there is no charge for reading it or replying.
Prices include GST where it applies, and nothing is added when you pay. We may change prices; a change never applies to something you have already paid for. If a price changes between the screen showing it and you paying, we stop and show you the new one rather than charge it.
8.Refunds
A phone number is delivered the moment it is paid for, so it cannot be handed back — but what you paid for is a number that reaches the seller. If it does not, that is a refund and you should ask for one. Specifically: if the number is wrong, disconnected, or does not belong to the person advertising, write to hello@thepropertician.com within seven days and we will refund it in full to the original payment method.
The same applies to anything else you pay for: if we did not deliver it, or delivered something other than what was described, you get your money back. A seller choosing not to answer their phone is not covered — we sold you a number that works, not an answered call.
A consultation that does not happen is refunded in full, without your having to ask. That is when:
- the lawyer declines it;
- nobody answers in time — the lawyer does not answer your booking, or you do not answer the other time the lawyer suggests, within the answer window shown when you book (usually 48 hours);
- the agreed time passes and the consultation is not held;
- you cancel it before it starts; or
- the lawyer can no longer take consultations through us.
Refunds are sent by our team to the original payment method. Sometimes only a share of a payment is owed back, and then only that share is refunded. Once sent, a refund usually reaches you within five to seven working days, depending on your bank.
9.Things you may not do here
Advertise a property you have no right to advertise. Post somebody else’s photographs. Impersonate anybody. List the same property repeatedly to occupy the slots. Harvest phone numbers, whether by paying for reveals at scale or by any automated means. Attempt to reach accounts, documents or data that are not yours. Interfere with how this site works, or copy it.
Only a buyer whose purchase our team has verified may rate a builder, agency or channel partner, and the rating must describe that dealing honestly. We may remove a review that is untrue, abusive, or written by somebody with no dealing to describe. The company may reply to a review once, in public. Anybody signed in may object to a review: the objection goes to our team, and does not hide the review by itself.
10.When something goes wrong
We do our best to keep this running and accurate, and we do not promise it will be uninterrupted or error-free. Except for the verification work described in clause 5, which we do carry out, the service is provided as it is.
Nothing here limits our liability for fraud, for death or personal injury caused by our negligence, or for anything the law does not allow to be limited — including your rights under the Consumer Protection Act, 2019, which this agreement does not reduce.
Beyond that, and to the extent the law allows: we are not liable for a loss on a transaction between you and another user, for a decision you took on the strength of a check without taking your own advice, or for indirect or consequential loss. Where we are liable, our total liability to you is limited to what you have paid us in the twelve months before the claim, or ₹10,000, whichever is greater.
11.Ending it
You can close your account whenever you like, and ask us to erase your personal data — the Privacy Policy says what that reaches.
We may suspend or close an account that breaks clause 9, or where we are required to. We tell you why unless a law stops us. Money already owed on either side survives the account closing.
12.Complaints
Write to privacy@thepropertician.com or use the form at Get in touch. We acknowledge within 48 hours and answer within 30 days, as the Consumer Protection (E-Commerce) Rules, 2020 require.
13.Law, and where a dispute is heard
Indian law governs this agreement. The courts at Bengaluru, Karnataka have exclusive jurisdiction, which binds us as much as it binds you.
If one clause here turns out to be unenforceable, the rest stands. We may change these terms; the date at the top changes with them, and a change that materially affects you will be told to you rather than left to be noticed.
